    JOB SUMMARY

    Responsible for completing routine and complex administrative aspects of the daily and weekly purchasing duties. Assist the Purchasing Manager with tasks necessary to achieve company goals of preparing, starting and completing construction projects on time and within budget.  Build a strong understanding of the purchasing and estimating system to control costs and ensure timely ordering of materials and labor. 

    KEY RESPONSIBILITIES AND DUTIES

    Assist and support Purchasing Manager on the following:

    • Create job budgets.
    • Facilitate Bidding process of all new projects and or project plans.
    • Issue purchase orders and variance purchase orders, as needed.
    • Update contracts and changes to lump sum or unit price components.
    • Run and evaluate various cost variance and budget reports.
    • Communicate with field and office staff about variances.
    • Support Construction and Warranty team as it relates to purchasing issues
    •  Facilitate New Trade Partner and or Vendor Registration by ensuring all required documentation from Vendor Set up is complete and accurate.

    • Ability to multi-task and establish priorities

    • Prolonged periods sitting at a desk and working on a computer.

    Currently, we have a need for a Senior Accountant. This is a unique opportunity to become part of a growing company that is committed to a high standard of excellence, professional growth and is passionate about success. This position will be responsible for full cycle accounting through financial statement preparation and reporting for a portfolio of entities, including complex partnership development projects. The successful candidate will also have a thorough working knowledge and understanding of job costing and accounting for construction related projects. This position will also be responsible for establishing budgets, forecasting, and creating proforma projections as well as cash requirements for long term development projects throughout the construction and ownership cycle.

    JOB SUMMARY

    The Sales and Marketing Director holds the pivotal role of driving the divisions overall sales success, overseeing the marketing team, and guiding a team of 10-15 sales agents. With a focus on optimizing sales volume and profitability, this role is positioned within the leadership team and reports directly to the Division Vice President. 

    Primary Responsibilities

    • Recruit, hire, train, develop, and retain a team of top producing sales agents and marketing professionals. 
    • Attend Construction meeting and lead the Sales meetings
    • Influence process efficiencies as it relates to Contracts, CRMs, Community marketing strategies, Sales Incentive programs, and Community planning strategies.
    • Vet and Execute 400+ clean contracts annually in a timely manner.
    • Lead and provide vision to the marketing department on corporate branding, grand opening of new communities, special financing promotions, company events, content creation, website etc
    •   Partner with Marketing Manager to present overall marketing budget that includes lead projections and costs per lead/ per sale analysis, in a manner that marries up with Sales projections
    • Attend local events such as HBA, brokerage outreach, and cultivate relationships with like kind peers in a manner that puts Logan in a positive light.
    • Closely track consumer, demographic, and economic trends, in addition to competitor activity to secure market share positioning and margin maximization.
    • Partner with Division President and leadership team to define revenue, unit quantity, and profitability objectives for the division. Translate said objectives into measurable goals and action plans for Sales Team
    • Own and Manage key performance metrics and company spreadsheets. The following will be discussed in detail in the interview.
      • New community set ups (price, pace, and product)
      • Comparable Communities Matrix
      • Establishing Lot Premiums/ Lot Pricing
      • Establishing and Maintaining Home Pricing
      • Partnering with Construction Ops Director in our “Job Start” Schedule
      • Profit Margin Report
      • Various reports associated with aging inventory, sales pace, sales price, etc
      • Asset Inventory Forecast Report (current year and future years projected lots controlled/ starts)
      • Sales Admin support role is in place to assist with management/ execution of many of these activities under the direction of the sales and marketing director.

    QUALIFICATIONS

    • 10+ years of experience in home building/ new homes sales industry
    • Must be a licensed NC broker with a minimum of 5 years of experience specifically in Sales management with a volume/ production style home builder.
    • Highly proficient in Microsoft office suites. Outlook, Word, and an emphasis of proficiency in Excel.
    • Maintain proper and professional etiquette and appearance and ability to comfortably walk job sites and land.
    • Maintain a presentable vehicle capable of traversing job sites and drive off road from time to time. (mileage reimbursement program in place)
    • Exemplary customer service skills and ability to interact and reduce conflict
    • Excellent time management skills, ability to meet deadlines, rapidly change between tasks and remain effective

    • Ability to work full time in office and frequent job sites and land from time to time. (75% in office, 25% in field) This is a leadership role- this is NOT a 9-5 job.  This position has high expectations and high rewards. This roll may often require after hours work and must be available evenings and weekends as is customary with new home sales.
